ABOUT FLAT FEE LISTINGS  

Here is how flat fee listings work at Texas Discount Realty:

* Either contact one of our agents or go to our list your home now page and fill out the necessary paperwork and fill out our online listing form+

* Your home will then be listed in the local Multiple Listing Service (MLS). This service is subscribed to by all Realtors in your area and allows them to know your home is available and how to show it to the buyers they are working with. You must offer a commission to the real estate agent if he/she sells your home. The commission is paid after a successful closing and funding. Texas Discount Realty is a licensed real estate company and if we sell your home to a buyer we have showed the home to, we will collect the commission. The typical commission rate that is offered industry wide is 3%. If you sell the home to a buyer you have found on your own, NO COMMISSION IS DUE!+

* After your home is listed on MLS, it is automatically listed onto Realtor.com and your local Board of Realtors site, in Austin it is AustinHomeSearch.com and in San Antonio it's SAHomeSearch.com. We have no control over the description in Realtor.com, they use the features in your home to make their own description. Also, these sites will have Texas Discount Realty's phone number and contact information on them, not the owners. This is a default since we are the listing company in the MLS. There is NO way around this.+

* We have Texas Discount Realty yard signs that you may use free of charge. Our signs have this web address and your local agents phone number on them. You may also attach a rider to the sign with your phone number or even put up your own sign alongside our sign. +

* You are responsible for setting up and arranging all showings to agents. You may rent a lockbox from us for access to your home by agents only. We strongly recommend that you use a lockbox, unless you are able to open/show the property with only 30 minutes or less notice. Most agents do give more notice than that, but at times it is not possible to give a lot of notice.+

* You are responsible for all marketing activities. Check with your agent, they may be willing to hold an open house for you to have the opportunity to sell your home or meet other home buyers.+

* After you have a signed contract, receipt your contract with a title company. Make friends with the title company. They are very experienced and close many transactions per day. They have seen it all. They can and will help you every step of the way. Contact us for some good title companies we prefer.+

* After the house has closed, please have the title company send us a copy of the contract and settlement documents so we can submit your home as sold in MLS and we have a copy for our files.+

These items may be purchased separately from Texas Discount Realty. These services may be purchased from Texas Discount Realty directly. If you signed up through any of these companies, and offer less than a 3% commission to the buyers agent, we will refuse to take this listing.
