We encountered problems with the buyers at closing time; the closing date was extended four times over a two-week period. We had already relocated to Idaho and it would have been extremely difficult to deal with these issues if it had not been for Dan. "For anyone who's skeptical of using a realtor to sell their home, let me offer the following; I had never used a realtor to sell a home until recently. In my lifetime I've sold 5 properties without assistance and two on the very day I posted the sign... however... this time was quite different. I began last fall with a FSBO, but, as my needs changed in terms of timing, I had to consider other alternatives. In today's market it is much more difficult to sell a home on your own. "I often thought about the cost of selling a home was excessive
until I heard about Texas Discount Realty. I calculated what I would
be paying to get professional people to handle my transaction and
decided to give them a try.
Sherry Rhoades responded promptly and had my home listed in no time.
She recommended that I place flyers in the Texas Discount Realty
sign that stood visibly on the corner at curb side. They were going
like pancakes and they weren't even sugar coated. Sherry Rhoades
made excellent recommendations about how to prepare the home for
a greater impression on interested buyers. Her suggestions paid
off and no more than two weeks went by and a buyer appeared ready
to deal but testing the market for a desperate seller. Sherry did

We knew that FSBO was not the way to go, as most other buyer realtors

You and I spoke briefly a few weeks ago, and you referred me to

I believe Texas Discount Realty's model of selling homes is better
than the more popular or conventional method. This is because it
is very rare that your seller's agent will bring you a prospective
buyer. Most of time it is the buyer's agent that shows your home
and brings you a qualified buyer. So why pay the 3% seller's agent
commission when it is not absolutely necessary?
After using a realtor from another company and having no success,

I was faced with selling my home in a buyer's market and during
the time of the year when there is slow home buying activity. I
decided to list my home with a discount broker because I wanted
to increase my profit potential in a supply-laden and competitive
market by saving on the sales commission. I chose Texas Discount
Realty based on the testimonials and the no-nonsense professionalism
that Aaron Farmer demonstrated in our initial consultation. I selected
the Flat Fee Plus option because I wanted a professional to handle
the closing process. I had been told by a traditional realtor, who
I was considering to use, that a discount broker would not go "the
extra mile" for me and would pressure me to accept the first
offer, even if it was low, so as to minimize his/her engagement

I want to thank you for your help selling my house. Your service
was the perfect solution for me. By using you to list my house in
the MLS, add a lockbox so buyers could get in the house when I wasn’t
there, keeping a ‘For Sale’ sign in my yard with my
phone number shown – by doing this I kept control of what
was happening and significantly reduced the costs of selling my
house.
Other houses in the neighborhood were on the market, but only mine
sold... and within 3 weeks at that! I really couldn’t ask
for better coverage. I did not have to pay a seller’s agent,
but did have to cover the 3% to a buyer’s agent, plus your
fee and the cost of one OPEN HOUSE ad in the Statesman. That’s
thousands of dollars less than it would have cost if I’d gone
the more traditional route.
I heartily recommend you to anyone who doesn’t need handholding
during the wait for a buyer to appear. Since every agent who would
see it listed, and show it to clients, does see it regardless of

What a great service you offer to the FSBO's. Prior to you contacting

broker/owner Aaron Farmer estimates comprise 95%
of his business. For $495, a seller gets a six-month
listing in the local MLS and on the company’s site, a
lockbox for his door, and a sign for his front yard. Other
services, such as an option for an agent to review
contracts, cost extra.
Farmer started the service last October, basing his
business model on now-defunct Homebytes.com. "I
describe Texas Discount Realty as a hybrid between a
FSBO and a listing with a real estate agent," explains
Farmer. "It’s an exclusive agency listing, so sellers
can
still sell it themselves and don’t have to pay
commission, and they also get it in the MLS."
Currently, Farmer employs three agents, one each in
Austin with about 35 listings, Houston with one listing,
and San Antonio with about 10 listings. The agents
work out of their homes, which minimizes the
company’s overhead, helping it compete with larger
organizations. But Farmer likes the niche he’s carved
out.
"There are a lot of sellers out there ... who are
experienced and know how the process works. Those
are the people that come looking for us, and those are
the people we’re going after."...
